New Construction

Torpoint were appointed to construct a new manufacturing and distribution warehouse in Pontefract. Construction costs and scheduling were critical.

The key aspect of the brief was to build a warehouse that incorporated flexible space which could be adapted in terms of use and facilities as the company evolved and expanded.

The project began with ground consolidation and stabilisation works. Torpoint then constructed the warehouse to incorporate double storey space which could later accommodate a planned mezzanine level if required. To ensure flexibility in use Torpoint incorporated offices to house distribution personnel along with a reception desk and seating area, a canteen and kitchen, changing facilities and toilets, rest and relaxation areas and an administration and invoicing area. Outside Torpoint created dual access facilities, a substantial turning circle to accommodate Heavy Goods Vehicles along with a staff car park. Torpoint managed over 10 subcontractors to successfully deliver the project. Subcontractors were used for the ground stabilisation works, the erection of the steelwork frame, roofing, floors, electrics, windows and roof lights, electric access doors, heating system, internal office decoration and external fencing.

The warehouse was completed within 6 months. The brief to provide flexible space was also achieved when after only a few months in the new warehouse the company chose to completely rearrange its use of the space in line with a drive to optimise efficiency and following staff consultation. This streamlined their processes resulting in a 20% increase in profitability.
